Everyone is watching mortgage rates, but that's causing many buyers to miss the bigger picture.

If you've spent any time reading headlines this year, you've probably seen the same story over and over: mortgage rates.

Everywhere you look, someone is predicting when they'll drop, where they'll go next, or whether now is the "right" time to buy.

Here's what I see every day as a REALTOR® in Northeast Mississippi:

The biggest mistake buyers are making in 2026 isn't buying with today's interest rates.

It's putting their lives on hold while waiting for the perfect interest rate that may never come.

The Market Has Changed

A few years ago, buyers had almost no leverage. Homes sold in days, multiple offers were common, and many buyers had to waive contingencies just to compete.

Today's market looks different.

There are more homes available than we've seen in quite some time, giving buyers more opportunities to compare homes, negotiate, and make thoughtful decisions instead of rushing into one. Inventory has been improving across much of the country, and home price growth has started to level out compared to the rapid appreciation we experienced over the last several years.

That's a healthy shift.

Stop Trying to Time the Market

I hear it almost every week.

"We're just going to wait until rates come down."

The problem?

No one knows exactly when—or how much—that will happen.

Mortgage rates have remained above 6% much longer than many economists and buyers expected, and recent forecasts suggest they may stay in that range for the remainder of the year.

Meanwhile, life keeps moving.

Families grow.
Jobs change.
Kids start school.
Commutes get longer.
People outgrow their homes.

Sometimes waiting six months or a year costs more than moving forward with the right house today.

You're Buying a Home—Not Just a Rate

One of the best pieces of advice I've ever heard is this:

You can refinance your mortgage. You can't refinance the house you didn't buy.

Interest rates change.

The neighborhood doesn't.

The school district doesn't.

The extra garage, the backyard your kids will play in, the kitchen you've always wanted, or being five minutes from work—that's what you're really buying.

Those things continue to matter long after today's interest rate becomes yesterday's news.

Focus on the Monthly Payment You Can Comfortably Afford

Instead of asking:

"Should I wait for rates?"

Ask:

"Does this home fit my budget and my life today?"

If the payment works comfortably within your financial plan, you've already answered the most important question.

If rates eventually come down, refinancing may become an option.

If they don't, you're still building equity, creating stability, and enjoying a home that fits your life.

Real Estate Is Personal

National headlines make great news stories.

They don't know your income, your goals, your family, or the local market here in Northeast Mississippi.

Real estate has always been local.

The right decision for someone in California isn't necessarily the right decision for someone buying a home in Tupelo, Guntown, Saltillo, Belden, or the surrounding communities.

That's why I encourage buyers to focus less on predictions and more on their own situation.

If you're financially ready to buy, don't let fear—or headlines—make the decision for you.
